Guidelines For A Safe And Enjoyable Stay

Reservation, Cancellation & Refund Policies

Cancellation Policy

  • Cancellations made 3 days or less prior to arrival will result in forfeiture of the deposit.
  • Cancellations made 4–7 days prior to arrival will receive 50% of the deposit refunded.
  • Cancellations made more than 7 days prior to arrival will receive a 100% deposit refund.

Reservation Policy

  • Reservations may be made by phone or in person.
  • A credit card is required at the time of booking.
  • A 50% deposit of the total stay is required to secure your reservation.

Refund Policy

  • Refunds are issued on a case-by-case basis only.
  • All refunds are subject to a $5 processing fee.
  • For long-term or monthly rentals, no refunds will be issued if departure occurs less than two weeks before the scheduled departure date.
  • Guests evicted for violating park rules may forfeit their reservation and any refund.

Eviction Procedures

  • Sunny Oaks RV Park follows Florida eviction requirements as outlined by the Florida Association of RV Parks & Campgrounds and complies with Florida State Laws governing mobile home parks and recreational vehicles, including Florida Statutes, Chapter 513.

Community Guidelines & Safety Information

To help ensure an enjoyable stay for all guests, please review the following guidelines carefully.

Tenancy

  • All lot fees are payable in advance.
  • Check-in: 2:00 PM
  • Check-out: 11:00 AM
  • Quiet Hours: 10:00 PM – 8:00 AM
  • Management reserves the right to access any site at a reasonable time for inspection or maintenance.

Roads & Parking

  • Speed limit throughout the park is 5 MPH.
  • Limit of 2 vehicles per site.
  • Additional parking requires authorization from the office.

Visitors

  • All visitors must register with the office upon arrival.
  • Overnight visitors: $3 per person per night or $100 per month.
  • Maximum of 4 guests per site.

Conduct

  • Loud or disruptive noise is not permitted at any time, including parties, music, or televisions.
  • Drunkenness, profanity, boisterous behavior, racism, or discriminatory remarks will not be tolerated and may result in eviction.
  • Firearms and fireworks are strictly prohibited.
  • Fires are allowed only in personal fire pits.
  • Clotheslines are not permitted.

Children

  • Parents are responsible for the safety and behavior of their children at all times.
  • Children may not be left unattended, including in vehicles.
  • Parents are financially responsible for any damage caused by their children.

Pets

  • Maximum of two pets per site unless approved by management.
  • Pets must be leashed at all times and may not be left unattended.
  • Owners must clean up after pets; failure to do so may result in fines or eviction.
  • Pet waste stations are provided throughout the park.
  • Barking or aggressive pets will not be tolerated.
  • Management reserves the right to deny entry to vicious breeds.
  • Pets over 25 lbs require approval and may require references.
  • Outdoor cats are not permitted; approved cats must remain indoors.
  • Unregistered pets may be required to vacate the park.
  • Service animals are subject to the same rules as other pets.

Trash

  • Complimentary trash service is provided.
  • Dumpsters are located near the ends of each row.
  • All trash must be neatly bagged.
  • No dumping of large items such as furniture or mattresses.

RVs

  • RVs must be in good working condition, clean, and presentable.
  • RVs must be able to self-move within 24 hours.
  • Management reserves the right to refuse entry to RVs that do not meet park standards.
  • Personal RV sales must be approved by the office.
  • Extra campers, tents, sheds, boats, trailers, or structures require management approval.
  • Extra vehicles may incur a $50–$100 monthly storage fee.

Site Cleanliness

The following items are not permitted outside or underneath RVs:

  • Unfastened ladders
  • Storage boxes and water coolers
  • Clotheslines
  • Excessive potted plants
  • Appliances, spare parts, tires, or cleaning supplies
  • Excess outdoor furniture (limited to lawn chairs and one table)
  • Extra propane tanks (unless attached to a grill)
  • Toolboxes and lawn ornaments

Additional rules:

  • Awning tie-down anchors must be removed when awnings are retracted.
  • No automotive repairs or oil changes allowed onsite.
  • Sites are subject to inspection, and warnings or fines may be issued.

Long-Term Guests

  • First month’s rent is due in full upon arrival.
  • A $200 security deposit is required and refundable unless damages or unpaid balances exist.
  • Monthly payments are the responsibility of the registered guest.
  • All occupants must be registered with the office.
  • Extra vehicles require approval and may be placed in overflow parking.
  • Tow vehicles must be on file.
  • Lots are rented month-to-month.
  • A guest waiver must be signed upon arrival.
  • Guests staying longer than one month must carry RV insurance ($100,000 liability recommended).
  • RVs must be washed every 3 months.
  • Nonpayment of rent may result in eviction and fines.
  • Lot changes require office approval.
  • Upon departure, the site must be left in original condition. Excessive cleanup will result in a $250 fee.

Policy Enforcement

If a guest is out of compliance with any park policy, Sunny Oaks RV Park reserves the right to vacate the guest with 48 hours’ notice.
